Document readiness

Ownership or tenancy, title, completion documents, local-authority records, plans, utilities and relevant consents.

Commercial model

Owner-operated, leased to an operator, managed facility, employer tenancy or development partnership.

Implementation risk

Approval uncertainty, renovation cost, infrastructure, neighbour impact, timeline and operating capability.

Useful initial documents

Property address and map location.
Land or strata title, where available.
Current use and tenancy arrangement.
Floor plans, site plans or approximate dimensions.
Certificate of completion or relevant building records.
Photographs of rooms, access, toilets, utilities and surrounding area.

Questions the review should answer

What decision can be made now, and what still requires authority or professional confirmation?
What worker capacity might be worth investigating?
Which physical or document gaps could stop the project?
Which commercial model best fits the owner's role and appetite?

Important distinction

Preliminary feasibility is not approval.

A sensible screen helps decide whether to proceed to qualified planning, architectural, engineering, fire-safety, legal or authority work. It does not replace those disciplines.
