Direct answer
Accommodation covered by Act 446 should be assessed for the required Certificate for Accommodation before occupation. The supporting documents vary according to whether the premises are rented, self-built, purchased or used under another property arrangement.
Start by classifying the property arrangement
- Rented accommodation building
- Accommodation built by the applicant
- Accommodation building purchased by the applicant
- Construction-site or temporary arrangement
- Other land, strata or special-use arrangement
Common document categories
- Company or business registration
- Tenancy, sale-and-purchase, title or ownership records
- Certificate of Completion and Compliance or relevant building record
- Local-authority approvals or permissions
- Utility bill, assessment or quit-rent evidence where applicable
- Plans, photographs and other property-specific supporting records
Why applications become difficult
The accommodation may be physically adequate but still face problems relating to approved use, incomplete property records, inconsistency between plans and actual conditions, or unclear responsibility between the employer, landlord and operator.
Recommended preparation
Prepare a document inventory and conduct a preliminary physical and approval-status review before submitting. Missing records and property-use issues are usually easier to address before occupancy or enforcement pressure arises.
